Housing
All houses are obtained in the form of a contract for house construction from architects. These contracts are a one-time use item that allows you to see all available houses and attempt house placement before needing to commit to the full purchase price. House keys are not implemented and houses are able to be set public and private. When demolishing a house, you will receive a partial refund deposited to your bank.
Blue and green tents are available once again. They are inexpensive housing options that do not have the added security of a door. Like all other houses, tents can be set to private to prevent unwanted entry. Tents originally came with a chest. The chest has been removed to free up floor space and allow players more flexibility with interior design.
At this time, classic housing is available, along with the option to purchase deeds to place 2- and 3-story customizable house plots. The deeds for customizable housing are purchased from a doubloon stone in the display area, accessed through Lord British’s castle.
Previously, there were a number of custom, pre-built houses available. With updating the UO client to a newer version, we have been unable to include the custom, pre-built houses. Hopefully, in future, these will be supported again.
Houses may not be placed near dungeon entrances. Usually they are able to be placed a screen or so away from the entrance.

Cellars:
Cellar add-on deeds are available for gold on the doubloon stones. They will add an additional floor, in the shape of your house, beneath your house. Just like the rest of the house, items can be locked down and deeded items can be placed in the cellar. Six floor types available to choose from for the cellar floor. Walls are not placed with a cellar deed, only a floor.
The deed must be used on the first floor of a house. After double clicking the deed, you are able to choose the floor type. Double clicking it again allows you to target where to place the cellar door. The direction/appearance of the cellar door can be changed by single clicking it and selecting “Next” on its context menu. Additionally, the cellar door’s security level can be set, like any other house door.
To remove a cellar, use an axe on the cellar door. A window will pop up, confirming that you wish to demolish the cellar. Any items locked down or placed deeded items will be added to the house’s moving crate. Any loose items below the house will decay normally. Using an axe on any other part of the cellar will have no effect.
The cellar deeds are classified by house size. A small cellar deed cannot be applied to a large house. Each of the available house types are organized into the follow sizes:
Small – blue tent, green tent, stone and plaster house, field stone house, small brick house, wooden house, wood and plaster house, thatched-roof cottage, small stone workshop, small marble workshop, small stone tower, small brick villa, small field villa, small sandstone villa, small wood villa, and small wood and plaster villa.
Medium – two-story villa, sandstone house with patio, two-story log cabin, medium marble shop, medium L-shaped field stone house, medium T-shaped wood and plaster house, wood and plaster cabin, two-story field stone patio house, two-story wood balcony house, medium field stone patio house, log H-shaped cabin, lob cabin with patio, large sandstone house with patio, F-shaped wood and plaster house, wood patio and terrace house, field stone shop, H-shaped wood cabin, medium tower, medium sandstone house, square steeple house, and two-story square brick house.
Large – brick house, two-story wood and plaster house, two-story stone and plaster house, large house with patio, marble house with patio, tower, brick house with porch, large stone compound, medium dueling tower, medium brick house with patio, large brick villa, medium stone compound, stone tower, two-story T-shaped brick house, wood and brick mansion, and Roache mansion.
Grand – small stone keep and castle.
Please note that any cellar size can be applied to the customizable 2- and 3-story houses. When customizing a house and you have a cellar placed, the cellar deed and any add-ons in the cellar are sent to the moving crate. Any locked down or secured items will remain in place until you add the cellar again.
Yards
Houses on the server have designated yard areas in which players can lock items down and place deeded items. A yard extends one tile to the east and west of a house and eight tiles south. Items can be locked down along the foundation on east side of the house. For east-facing houses, the same yard area applies, but the directions are switched to place the yard on the east side of the foundation. Tents have smaller yards that only extend four tiles in front of them.
Items can be secured or locked down in a house’s yard and item deeds can be placed there as well. Placing and securing items can be done from either inside the house or in the yard.
The interior decorator only works on items inside of the house.
Yards can contain trees, rocks, and other miscellaneous parts of the world. However, they cannot overlap with the roads throughout Britannia. There is also a several tile buffer zone around houses and their yards to avoid overlapping with adjacent housing.
An important thing to note: traditionally, a player who is not a co-owner or friend of a house will appear grey to the owner. This extends to the yard area as well. The yard is considered your property — similar to the inside of the house. Any trespassers will appear grey, and thus freely attackable, to the owner. Yards cannot be set private, so keep this in mind when wandering around a player’s house.
